Sutton North Sites

Client: LxB Retail Properties

Location: Sutton, London

MixedUse, Residential, Retail, TownCentre

Envision provided full support to LxB Retail Properties PLC for the development of a town centre site known as Sutton North Sites. Envision provided sustainability, energy and BREEAM assessor services for the town centre project on the former gas works site.

The project involved the demolition of former gas holders and the remediation of a heavily contaminated site in the London Borough of Sutton. The scheme involved the construction of 189 residential units in four blocks, with a 11,000 sqm Sainsburys supermarket. The scheme achieved Code 4 and BREEAM Excellent, as well as a 40% reduction in energy through the three – step hierarchy.  A 109 KWth CHP engine is included in the scheme, alongside 250 kWp of PV and a ground source heat pump serving the Sainbsurys store.

Envision provided a comprehensive service throughout the project from inception through to occupant handover, managing all aspects of sustainability and renewable energy. Working in conjunction with Sainsbury’s supermarkets, Envision co-ordinated the BREEAM assessment of the project which was certified to a high Very Good rating.  Our involvement through the planning application involved the negotiation of planning conditions with the Council’s sustainability team and the GLA, including assessments of the viability of decentralised energy.
