Envision supported Quod and Rockspring by preparing a BREEAM pre assessment for the development of a new 20,000 sq ft retail unit at Maskew Retail Park . The park is located within a prominent location close to Peterborough City Centre. The retail park currently includes a B&Q, Matalan and Argos.
Envision prepared the BREEAM pre assessment to consider options for achieving BREEAM Very Good for the new retail unit. Whilst there was no formal policy requiring BREEAM, Policy CS10 of Peterborough City Council’s adopted Core Strategy (2011) identifies that project’s which can demonstrate a BREEAM rating ahead of national requirements will be supported. Indeed such projects may be subject to a reduction in developer planning obligations as a result of meeting this standard.
How Envision helped with the BREEAM Pre Assessment
Following a review of initial scheme information a pre assessment was undertaken by Envision to determine which BREEAM credits are achievable given the nature of the scheme. The study was based on an evaluation of site constraints, the review of initial design information and liaison with the design team.
Envision prepared a baseline assessment to consider what the proposed retail unit would be expected to achieve without further design measures, and then itemised a series of measures based on cost and practicality that the developer could incorporate to reach BREEAM Very Good. Our approach provides a client-focused analysis of potential sustainability opportunities that can be adopted in detailed design and construction to align with the BREEAM standard.
