Wendover Manor is a new purpose-built, three storey care home with 53 beds, on the outskirts of Wendover in Buckinghamshire. The existing site has been derelict for 5 years and was originally a care home. The site includes a support building, landscaping, electric vehicle charging and air source heat pumps to meet the building’s heating loads.

Envision undertook mechanical and electrical design services to concept stage, building on the energy report produced for planning and updating the energy assessment. We liaised with utility providers to assess the requirement for utility upgrades and provided a concept report which details the client’s performance specification requirements, supporting a tender package for a design and build contractor.  Envision is retained for on-site M&E monitoring duties to ensure the clients requirements are met.

Part O of the Building Regulations was introduced during the planning determination period for the development. This introduced a requirement for certain types of development to meet new requirements to avoid overheating risks. There was limited opportunity to reduce heat gains through fabric changes as the planning approval had been received and the client did not want to introduce cooling throughout the building. Envision proposed a solution to add cooling to the corridors to reduce the zone temperatures surrounding the bedrooms and enable them to meet the requirements of Part O with minimal service changes to the bedrooms.
