1 Lakeside Drive is located within the Old Oak and Park Royal Development Corporation (OPDC) local authority area and currently comprises of an existing office building which was previously occupied by Diageo Ltd as their headquarters. The Circular Economy guided redevelopment of this building is expected to involve a change in building use class and rejuvenate a currently underutilised office building (Class E) into a Hotel (Class C1) with self-storage (Class B8) in the basement.
The aim of this development is to align closely with circular economy principles set out by the OPDC whilst achieving the following:
- Provision of a 433-room Hotel with associated amenities
- A self-storage facility implemented into the basement
- 6 car parking spaces will be provided for the self-storage facility and 1 disables parking bay. The hotel will be car free with 4 DDA car parking spaces and 2 taxi drop-off bays. A total of 48 cycle parking spaces will be provided
Envision worked closely with the design team at an early stage of the project, providing key insights and services to help support the planning application in line with OPDC requirements. Our main contributions included:
1. Circular Economy Statement and Pre-Refurbishment Audit
Firstly, we carried out a detailed site survey exploring what materials and structures were to be retained and which areas of the building were to be retrofitted. Using this information, we produced a pre-refurbishment audit report that formed the foundations of a key deliverable for planning the bespoke CE Statement for the buildings design.
- The CE Statement included a Circular Economy Action Plan that outlined ways to reduce waste by retaining and retrofitting as much as feasible, whilst clearly exhibiting how the building will be designed for future disassembly, flexibility and adaptability.
- The CE Statement also set clear waste management and recycling targets for the project to meet at post construction.
- Alongside the CE Statement for the site, we also completed the GLA CE Template
2. Collaboration with the Design Team
Working closely with the design team, we shared the findings from the pre-refurbishment audit and offered practical advice on incorporating circular economy principles into the design. This collaboration helped us maximise the reuse of existing materials and ensure the building is to be delivered in line with the London Plan.
3. Sustainability Statement
Finally, we also developed a Sustainability Statement also tailored specifically to the project. This included a BREEAM Pre-Assessment, which assessed how the development would align with BREEAM requirements, and set out a Sustainability Strategy to guide the project to achieve BREEAM Excellent.
Envision added value to this project by aligning the project with both the client’s redevelopment aspirations as well as also stringent local authority requirements, thus ensuring the planning application for the site is aligned to meet all sustainability and circular requirements, this was achieved specifically:
- By preparing a CE Statement and Sustainability Statement tailored to OPDC and GLA requirements, Envision helped the project meet regulatory demands effectively. These documents played a key role in demonstrating the project’s commitment to the London Plans sustainability and circularity principles.
- Through a Pre-Refurbishment Audit, Envision identified opportunities to retain and retrofit existing materials, minimising waste and reducing the carbon footprint of the development. This aligned with key circular economy principles and highlighted how the building would be designed to be easily adaptable for future alternative building uses.
- Envision’s early engagement with the design team facilitated the integration of circular economy principles into the project’s core design. This collaboration ensured that sustainability was not an afterthought but a foundational element of the project’s development.
- The BREEAM Pre-Assessment and Sustainability Strategy equipped the client with a clear path to achieving BREEAM Excellent, supporting both their environmental commitments and long-term operational success.
