Envision was appointed by Great Marlborough Estates to undertake the M&E design for the £10 million refurbishment of an 18th century period building.
Arranged over 7 floors, the scheme incorporates 17 apartments, including two large penthouse apartments, along with an A3 shell space on the ground and lower ground floor.
The existing building was mainly used as office space and converting this to a residential scheme required significant alterations. Due to its Grade 2 Listed status, Envision were required to take historic items such as coving, cupboards and detailed ceiling artwork into consideration and take a sympathetic approach to this.
Envision’s design required close coordination with the Architect, Structural Engineer and Acoustician to ensure planning requirements regarding noise and energy were met. Envision also updated the original energy report to ensure the scheme could meet the planning requirements.
The scheme utilises a communal hybrid Air Source Heat Pump System, which removes the need for refrigerant leak detection and incorporates a detailed metering strategy to ensure tenants receive accurate monthly bills for water and heating/cooling. This is also displayed on each tenant’s AV system, allowing the monitoring of daily energy use.
