Envision worked with LXB Retail Properties for the development of a new retail park on Brocklebank Road in Charlton, London. The park opened in November 2017 in time for the busy Christmas period.
Envision provided sustainability, energy and M&E design consultancy for the £52 million project. The park includes a Primark, Next, Mothercare and Aldi and achieved BREEAM Very Good rating. Envision provided a full end-to-end service for LXB. Our involvement started with the submission of planning applications for the project. We provided sustainability and energy strategies to Royal Greenwich Council and attended public consultation events.
During this period Envision was involved with lease negotiations with prospective tenants. We drafted green lease agreements for approval and negotiation, ensuring the delivery of BREEAM Very Good and planning conditions relating to energy. Envision worked with each tenant and their respective design teams to make sure that the requirements were adopted in design.
Envision acted as M&E design consultants, and developed efficient strategies for the external lighting, renewable energy and electrical charging points. The development includes a number of sustainable design features including a PV array which is connected back to each tenant unit. The project includes 36 electric vehicle charging points alongside highly efficient LED lighting in the car park and service yards. Envision advised RGP architects on the thermal performance of the units and assessed overheating risk by applying dynamic simulation modelling. This analysis enabled Envision to recommend solar shading which was later implemented as an effective design feature on the façade. The building also incorporates a buried and capped pipe connection from the buildings to the boundary to facilitate a future district heating networks.
Envision worked closely with the main contractor (the Byrne Group) to facilitate environmental monitoring of aspects such as energy, water and waste. The project is another example of Envision’s capability at working with large scale projects throughout the development lifecycle.
