Our Scope: BREEAM and WELL Assessments

Envision were appointed to provide BREEAM and WELL consultancy for the development of two office units at 115 Summer Street for a development known as ‘The Forge’.

As part of the sustainability portfolio the building has achieved a BREEAM rating of Excellent and is targeting a WELL rating of Gold. Envision worked closely with Bryden Wood and the MAM (MACE and Sir Robert McAlpine) to create a strategy for delivering these high environmental ratings during the construction phase of the development.

The development consists of part of Landsec’s WELL portfolio approach, playing a key role in improving Landsec’s ESG credentials and improving the attractivity of the development to new clients. The development was registered under the V2 Pilot scheme, with some credits utilising a sky bridge approach to align with Landsec’s portfolio and companywide operational policies.

The development incorporated several wellness-based features including sensors to monitor air pollutants and thermal comfort, nutritionally supportive break out spaces, cyclist facilities and detailed lighting design to ensure lack of flicker, as well as extensive post-construction testing to ensure compliance was met. Responsibly sourced timber and materials, operational energy modelling and designing the external façade to mitigate and adapt to climate change were all included to support the environmental credentials and BREEAM Assessment.

Sustainability Statistics for the development:

  • BREEAM Excellent rating.
  • WELL v2 Gold rating.
  • 44% regulated CO2 reduction against Part-L baseline, comfortably meeting the 35% – GLA and Southwark Council target.
  • 50% reduction in potable mains water compared to a baseline BREEAM 2018 specification.
  • Diversion of 100% of demolition and construction waste from landfill.
