Vicarage Court

Client: Airspace 1 Ltd

Location: Vicarage Court, London

Size: 9 storey residential block and 4 new roof top apartments

Project Start: June 2023

Our Scope: Energy, Sustainability & Stage 2 MEP Concept Design

The site comprises of an existing 9 storey residential block located on Vicarage Gate, off Kensington Church Street. The proposed development consist of the construction of 4 new build residential units, mounted on the roof of an existing residential block. The residential units consist of a single 1-bed studio flat, 2 no. 2-bed flats and 1 no. 3-bed flat and will be constructed via offsite modular construction before being craned into situ.

Envision played an integral role as part of a multidisciplinary design team led by Airspace 1 Ltd, with Iceni providing planning consultancy. Envision provided energy and sustainability support throughout the early design stages, ensuring the project met local policy and building regulations.

Our team’s support included producing Part L compliant SAP (Standard Assessment Procedure) calculations, which helped predict energy consumption and emissions for the new apartments. This analysis ensured that the development met or exceeded the required carbon reduction targets, not only meeting the building regulations but also the goals of the Royal Borough of Kensington and Chelsea and the London Plan.

Envision’s contribution also facilitated the MEP (Mechanical, Electrical, and Plumbing) design process, collaborating with other members of the design team. We carried out a detailed survey of the existing building and rooftop to assess the requirements for delivering MEP services to the new rooftop extension. The team produced RIBA Stage 2 drawings that outlined the proposed MEP works, supported by a strategic-level design report that provided an overall strategy for the rooftop extension.

Envision played a key role in achieving a 71.76% reduction in energy usage and carbon emissions, surpassing the targets set by Part L 2021 standards. This was achieved through the design and implementation of an all-electric scheme, which included the installation of a roof-mounted photovoltaic (PV) array. This PV array will serve both the new rooftop apartments and the existing ones, significantly enhancing the development’s sustainability and energy performance.

Envision’s expertise in energy and sustainability helped the project surpass regulatory expectations, delivering a greener, more energy-efficient development in line with the London Plan’s and Kensington and Chelsea’s sustainability goals.
